timberland. We produce a package of information
which is sent to log buyers, other timberland
owners, and timberland investors. We can do a
professional cruise of the property and a valuation
of the standing timber and reproduction. While we
are not licensed real estate professionals, we can
help you by providing an exceptional information
package. The actual transfer of ownership occurs
between you and the buyer, using an attorney of your
choice. Our knowledge and understanding of the
timber industry and timberland market provide us the
ability to customize a variety of informational
packages and reports and get them in front of people
who are actually interested in your timberland.

Atterbury Consultants specializes in

timberland owners and operators, small private
owners and operators, government entities, banks,
and many timberland investors who are always looking

We do a variety of marketing including mailing letters to an extensive
and proprietary list of log buyers, timberland
owners, and timberland investors. We also advertise
your timberland in newspapers such as the Oregonian,
Seattle Times, and other local or regional
newspapers.

Additionally, Atterbury Consultants, Inc.
provides a variety of forms such as Request for
Offers, Bid form, and Real Estate Sale Agreement.
These forms have been reviewed by multiple
attorneys. They are a tremendous help in
streamlining the bidding process and sale of the
property. The forms are given to your attorney in
electronic format to allow modifications to be
easily made.
Initial Mailing Package:
Our process starts with a letter of introduction, a
detailed information request form and double sided
brochures with specific information about your
timberland such as:
- Age, Volume, Quality of Timber
- Timber and Non-timber Acres

- Harvesting and Market Opportunities

- Current Inventory information
- Customized Maps with recent imagery and contours
As a follow up to the initial letter and
brochure, we will put together a detailed
informational packet (20-100 pages). Due to the
large number of contacts, we will only send detailed
information packets to those who request it. This
saves you time and money.

Supplemental Reports
GIS Data: A Geographical Information System (GIS) will be used
to create all of the maps for this project. Layers
of data can be created for information such as,
images (aerial photographs), timber type lines and
numbers, stream layers and classes, contours, and
management activities; planting, spraying,
fertilization, PCT, thinning, plot locations and
plot numbers. County platts will be downloaded from
the County Web Site to check the ownership
boundaries and acreages. USGS, DNR, or other data will be
used for topographic layer, stream, road, and PLSS
layer. If available, old type maps will be used to help
with the ownership boundaries and the timber
typing. Type numbers will be used that are the same
or as close as possible to the existing inventory.
Timber type acres will be calculated with the GIS
software; buffered for streams, lakes, swamps, and
roads. If applicable, the net acres in the timber
types will be used to expand the per acre volume
samples. If necessary, All timber stands (types) can be
inventoried. Past inventories can also be updated
or grown to present. This information will be
checked visually for consistency and backed with
samples of ages and site indexes to better calibrate
the growth model. These samples will be spread
though out the type.
